Tenant Screening Criteria
We have this tenant screening in place because our priority is building a responsible rental community that our tenants can be proud of. Our screening process, while thorough, helps achieve that goal. Performing background, credit, income, and reference checks allow us to make informed decisions about approving tenants who will respect the property, pay rent reliably, and contribute to a peaceful living environment. It ultimately benefits you as well. This said, Our commitment to fostering an inclusive environment where diversity is celebrated isn’t just a policy—it’s fundamental to who we are and how we thrive.
Good Financial History
High credit score + history of making payments on time.
(Overall credit score, Credit maturity, DTI ratio & delinquent payments)
Clean Background check
You will be rejected if your criminal history suggests you might endanger the safety of other tenants.
Stable Source of Income
History of stable employment or stable source of income
Sufficient Income
At least 3.7 times the income to rent
Upon review, we might allow a guarantor
Positive References
Positive landlord, personal, and employer reference letters
Show that you are responsible, reliable, and financially stable
Show us you will have a positive impact on our small community!
Non-smoking: all our residences a non-smoking only!
No pets (Some exceptions) While we appreciate pet owners, some apartments have historical floors or molding that are not replaceable
- Applicants can bring their own credit and background checks
(must be less than 30 days old) - We welcome our LGBTQIA+ friends!

- Our screening methods are industry standard. We are using Apartments.com to complete the Credit and Background checks so we don’t have access to your social security number.
