Pet Policy

In order to provide a pleasant rental experience for all tenants, the following pet policy will apply:

Certain apartments have been designated as pet-friendly. Others have a strict no-pet policy because of some historical features (floors, molding, etc…) that are not replaceable. When a pet is allowed, here are the requirements:

  • Pets must be approved by the landlord prior to move-in. Only common domesticated household pets will be allowed. Aggressive dog breeds, exotic animals, and livestock are prohibited.
  • Only one (1) pet per rental unit is permitted. Pet must be at least 6 months old and dogs must be under 55 lbs adult weight.
  • A non-refundable pet fee of $300 will be charged along with a refundable pet deposit of $500 *. These fees help cover any damages. There is also a $50/month pet fee.
  • Tenants must provide proof their pet is licensed ** and up-to-date on all vaccinations, including rabies. Dogs and cats must be spayed/neutered.
  • Renter’s insurance covering the tenant’s pet is required. Proof of coverage must be provided.
  • Pets must be leashed when outside the unit and under the tenant’s control at all times. Pet waste must be picked up immediately.
  • Excessive noise or damage from pets will not be tolerated. Issues may result in the pet being removed from the property.
  • Tenants are responsible for full repair of any damages caused by their pets including, but not limited to, scratches, stains, odors, and required fumigation.
  • The landlord reserves the right to revoke pet privileges if issues arise or this policy is violated.

Visiting Pets
(Only allowed in Pet-friendly apartments)

Our goal is to accommodate visitors while also protecting residents and property. By following these guidelines, we can ensure visiting pets are a welcome addition to pet-friendly apartments. Any issues may affect visiting privileges. Please properly supervise visiting animals.

  • Tenants must notify and request approval for visiting pets at least 48 hours in advance. Provide pet type, breed, age, and weight.
    Visiting pets are limited to a maximum stay of 7 consecutive days and 30 total days per year.
  • Visiting pets must be over 6 months old, under 55 lbs. Aggressive dog breeds, exotic animals, and livestock are prohibited.
  • Visiting Pets must be leashed when outside the unit and under control at all times. Pet waste must be picked up immediately.
  • Tenants are responsible for full repair of any damages caused by a visiting pet including, but not limited to, scratches, stains, odors, and required fumigation.
  • Excessive noise/disturbances from visiting pets will not be tolerated. Pets may need to leave early. We reserve the right to deny any visiting pet we deem unsuitable for our community.
